Home Selling Tips – Tips to Selling House faster

Home Selling Tips 1 - Simple landscaping, repainting rooms, shampooing the carpet, or even just removing some of the clutters are ways to make your house look more presentable to the prospective buyers. Burn mild candles or fragrances, to give your house, an inviting smell.

Home Selling Tips 2 - When you go to price your home, you want to make sure you set it at just the right price in order for you to get top dollar for selling house. If you price it too large, you could lose potential buyers, if you price it too small, you could end up shooting yourself in the foot.

Home Selling Tips 3 - Your front door is the first thing buyers will see, so be sure it is fresh and clean. Make sure that your lawn and landscaped areas are well manicured. Be sure that your yard is free of refuse and leaves.

Home Selling Tips 4 - During winter, make certain to remove all ice and snow on walkways and steps. Keep all indoor and outdoor areas, especially stairways, clear and uncluttered.

Home Selling Tips 5 - Open drapes and curtains as much as possible to let in natural light. Make sure that the windows are clean so your home appears as bright and cheery as possible. Turn on all of your outside and inside lights when showing your home at night so as to make your buyer feel welcome.

Home Selling Tips 6 - Make sure doors, windows, and cabinets do not stick or have loose knobs. By fixing these minor flaws, you can increase home value. Closets can be an important selling point. Make them look bigger by organizing them neatly to display that your home has ample closet space.

Home Selling Tips 7 - In general, try to replace faded walls and worn woodwork with new wallpaper and fresh paint. It will increase the appeal and value of your home. Display the full value of your attic, basement, and other utility space including crawl spaces by removing all unnecessary articles and debris, and repainting if necessary.

Home Selling Tips 8 - Bathrooms can sell homes. Check and repair any damaged or discolored caulking around the bath tubs and showers, and be sure that the towels and area rugs are bright and clean. Bedrooms should appear bright and cheerful. Remove all excess furniture, and be sure that bedspreads and curtains are freshly laundered and attractive.

Home Selling Tips 9 – Turn off the stereo and television so the potential buyer and salesperson can discuss your home in a relaxed environment, free of distractions. Keep pets from disturbing potential buyers by restricting them to the backyard or an alternative location, while conducting an open house.

Home Selling Tips 10 – Let your real estate sales person discuss the selling price, terms, possessions and other factors with the customer. Our salespeople have been trained and are experienced. Let them bring your negotiations to a satisfactory conclusion.

Increase Home Value – How to Increase Home Value

Better home improvements will always increase home value in an excellent way. In the housing market, some home improvements pay off by increase home value, while others will do little to improve it. In general, updating your kitchen and bathrooms are always smart investments and offer the best home property value

The kitchen is the most important room in the house since it is where much of the family interaction occurs. If you do not know where to start, try adding new tile flooring, re facing old cabinets, or updating appliances to new energy efficient models.

Bathroom renovations can increase home value and yield a high return on investment. And since it is more difficult to sell a home with only one bathroom, adding a second bath can make your home significantly easier to sell. Some good improvements include installing double sinks, tile floors and new bath fixtures and faucets.

Making home improvements to increase home value can be a big undertaking. Larger improvements could include adding a fireplace, building a deck or patio, or adding a new heating or cooling system. However, you do not have to spend huge bucks to increase home value by upgrading the look of your home. Smaller, less expensive improvements could include replacing old doors or installing a ceiling fan. Cosmetic improvements can also go a long way in the minds of prospective buyers.

There are some improvements that rarely pay off. These improvements are fine if you and your family will enjoy them, but keep in mind that they rarely increase home value. They may even make your home more difficult to sell. You should also avoid making too many expensive improvements that go beyond what is typically found in your neighborhood.

Updating your kitchen, bathroom, a room addition, painting, new landscaping; will bring back most of your investment by increase home value, when you resell your home. Avoid getting too fancy. Tastes are different for all buyers, so choosing colors and materials that appeal to a broader range of people will make it easier when you need to sell.

EnergizedSeller Announces Seven-Point Stimulus Package for Home Sellers

SAN ANTONIO, TEXAS--EnergizedSeller.com, the community website filled with information on Selling a House and Staging Homes, has announced a seven-point stimulus package for home sellers who want to get their home sold quickly and for the best possible price.

Home Sellers need to beg, borrow or steal--okay, not steal, but certainly beg or borrow--that extra $500 or $4,000 that they need to create their own home-sale stimulus package to get their home sold faster," says EnergizedSeller.com President Dan Eason. "The home seller's stimulus package--unlike the federal government’s--pays for itself."

Selling a House can be extremely challenging today due to market conditions that haven't been seen since the late 1980s. That's why home sellers are flocking to the EnergizedSeller.com social networking website to learn how they can increase their home value

“Sellers are realizing they have to work harder to make their home stand out and look better since there are so many other homes on the market,” Eason says.

Sellers can stimulate the sale of their home by investing in the most valuable asset most of them own.

“We don’t know what return we’ll get from the national stimulus package, but with a proper home selling stimulus, they'll get a return that will be more than their initial investment. And once their home is sold, this stimulus shouldn’t leave any new debts," Eason says.

The cost of preparing a home for sale is typically much less than the average price reduction that's offered on homes that aren't prepared. Sellers should do whatever they can to make cost-effective improvements to their home. An investment of $500 to $4,000 can stimulate the sale of their home, help get the home sold more quickly and help protect against price reductions.

Here are EnergizedSeller.com's top seven home selling tips for home sellers who want to stimulate the sale of their home:

1. Hire a Good Realtor. The national median home price dropped 15 percent in 2008 (National Association of Realtors) and the median days on the market increased to 100 days in January (Altos Research).  A home seller needs to gain every advantage they can in today’s market, and finding a good Realtor that comes highly recommended is important when marketing a home.

2. Hire a Home Stager. A recent study by HomeGain showed that staging a home for a sale generates a return on investment of 343%. The average cost, depending on the market and needs, is $403 to $584 and can be as little as $150.

3. Clean and De-clutter. Cleaning a home isn't much fun, but a clean home is crucial to a fast sale. A recent EnergizedSeller.com survey found that Realtors around the country picked cleaning as the top task they wanted home sellers to focus on.  Additionally, HomeGain found that an investment in cleaning and de-cluttering generates a staggering 578% return.  Cost: $0 to $500.

4. Rent a Storage Unit. Savvy sellers remove extra furniture and household items to make their home seem larger. The return on investment is the perceived value of extra square footage. Cost: $100 to $500.

5. Hire a Handyman. Sellers who paint, repair, install and do whatever else is necessary to make their home move-in-ready will get a great return on their investment. Cost: $200 to $2,000.

6. Improve Curb Appeal.  For the second year in a row the Remodeling Cost vs. Value Report (www.costvsvalue.com) showed that exterior remodeling projects return the most money as a percentage of cost. Cost: $200+

7. Utilize Free Home Selling Tips. There are a lot of free web sites with good home selling tips.  For example, EnergizedSeller.com offers advice on more than 40 different topics related to Selling a House and Staging A Home. Sellers who are implement as many of these suggestions as possible can get tremendous returns.
